New Industrial Park in Tampa Bay

Tampa Bay's industrial real estate market is once again very tight with few options for tenants and those seeking to purchase a warehouse.  The lack of available existing options and land constraints are forcing companies to look south along the interstate 75 corridor.  Amazon's new 1,000,000 SF state of the art distribution facility in south Hillsborough County is a prime example.

A developer has just launched a 400 acre industrial park that has immediate access to the closet deep water port to Cuba.  The US 41 Industrial Park has land sites for sale or lease ranging from 8 to 105 acres.  The developer can also do build to suits for sale or lease starting at 40,000 SF up to 1.5 million square feet.

The land is zoned for heavy industrial uses which enables it to appeal to a wide audience of possible uses.  The site is cleared, at grade level and has an existing master water retention system. The 48 inch natural gas pipeline is another unique feature.  In fact, Air Products opened a new $60 million plant on the northern section of the property.  Federal Express's new distribution center is locate immediately south of the property.
